For UK estate agencies and US brokerages

See which seller leads become signed business.

Import the CSV your CRM already exports. Broker Lead Lab shows which sources, campaigns and agents turn into signed instructions or listings, and lets you test one change at a time. It sits beside your CRM rather than replacing it.

Two columns are required: when the lead arrived and where it came from. Name, email and phone columns are removed before your leads are saved, and the original file is deleted after 30 days.

Step 1

Import

Upload a CSV, map the columns once, review the rows that did not pass, commit. Every import can be rolled back.

Step 2

Report

Leads, contact rate, appointment rate, signed rate, estimated commission and cost per signed, by source, office, campaign and agent.

Step 3

Test

Tag leads as control or variant in your export. Pick a template: first reply, response time, follow up sequence, source or campaign. Read the result once each cohort has 20 leads.

What the report looks like

Sample data. This table is produced by the app from the sample UK file in the docs, 180 leads across six sources.

Cost per signed is blank where the export carried no acquisition cost. That is the rule, not a gap in the sample.

Rules the product keeps, so the numbers stay honest

No rate without a denominator

If there are no leads to divide by, the cell is blank. Never 0%.

No test result under 20 leads per cohort

Below the floor the screen says Not enough data and nothing else. Above it, a directional read with a sample size warning. No winner is declared for you.

No contact details

Name, email and phone columns are dropped before the file is read for mapping. The lead table shows your CRM's reference, not a person.

No invented insight

The review list is arithmetic on the numbers already on screen, with those numbers stated. Nothing predicts, and nothing promises a lift.

How a pilot works

  1. You send an export of the last three months of seller leads and outcomes from your CRM.
  2. We import it together on a 20 minute call and agree the column mapping.
  3. You get the baseline report for every source and agent the same day.
  4. You pick one change and tag the next month of leads control or variant.
  5. At 30 days we read the result and you decide what to keep.

Most offices already have a view they trust. If your current reports answer the question, you do not need this.
